Aberdeen Office Rental City

As with every other rule there is always the odd outstanding exception. And in these times of deep economic recession and massive problems for all kinds and types of business, many property rental companies are suffering as office space take-up continues to decline.

Across the UK many towns and cities are suffering from a disproportionate amount of empty office floor space. The exception to this particular rule is the Scottish oil city of Aberdeen.

The city has experienced a rollercoaster ride of boom and bust associated with the fortunes of the price of a barrel of North Sea crude. But it seems that on this occasion even the low price of oil is not affecting the take-up of office space in the city.

Bucking the trend Aberdeen office renters are enjoying a good year. Compared to 2007 rentals were actually up by well over 20% for 2008. This is a complete reversal of what many cities across Scotland and the rest of the UK are experiencing with declines of 15 and 20% being recorded. An added bonus being a demand in the rental of desk space, boosted by an increase in home and remote working practices.

As the end of the first quarter for 2009 approaches it seems that luck is still on the side of the far north UK city. Although no one is willing to bet that this run can continue in the face of a global economic downturn the feeling here is that at least even if things do start to decline in Aberdeen at least the rate of occupancy for office space in the city will remain very much above the UK and European average.

Along with a good rate of occupancy the city is also experiencing a reasonable level rate of rental income and not being forced into the situation experienced across most of the country where office space management are having to reduce the per square foot rental rates in order to attract or not lose tenants.

How To Get Your Article or Ebook Started Fast… Time Saving Tips To Get Your Writing Moving..

As we have all heard time and again (and it’s very, very true),
writing articles for ezines/newsletters and ebooks is a great
way to increase your exposure, brand your name, establish
yourself as a Subject Matter Expert (SME), increase your
subscriber/optin base and ultimately, increase that so-longed
for amount of cash in your bank account.

For some people writing comes easy, others have gone to
school and studied how to write. What about you?

To be honest, in my case, it kind of comes and goes. As you may
already know from my blog, I not only write articles and
ebooks on a variety of business related matters, but I also
like to write fictional stories with a hint of a Dungeons and
Dragons quality (mind you, even those stories have an under-
lying message hidden away - have you found it yet?)

I definitely am not a trained writer (I have even been chewed
out by some very well educated readers about my style) and
I write from the heart and soul. My focus is to try and get the
message across, that’s all that matters to me.

There are some awesome writers and copywriters out there
that create some incredible manuals, wildly entertaining
stories and order-pulling sales pages. I am not one of them.

But I hope to be one day and the only way I know how is to
keep writing and asking all of my readers for their opinions.

As they love to say, practice makes perfect.

But, I know that the writing sometimes comes very hard and
can almost drive you insane because you are suffering from
information overload, or are just plain stuck.

So what can you do when that happens?

A variety of things that I hope will help you too, have saved
my bacon in the past on countless occassions.

First off, I need to clear my mind, so I can totally focus on
what I am doing. There are tons of ways to do this and I am
not going to give you this massive list, but in my case,
a walk out in the forest, or my headphones and some
tunes (depending on my mood) can work wonders.

The next part that always is just waiting to attack me, like
that big mutt behind the fence waiting for the mailman, is
the outline and direction.

Here I use a couple of different methods to bite the big mutt
back as hard as I can.

If I am writing one of my fictional stories, I try to envision the outcome, the end, and then reverse engineer to the beginning.
By knowing the desired ending of the book or story, I can
figure out what had to happen to get to that point, then I fill in the blanks until I am at the introduction.

Sometimes I just start writing, it doesn’t matter what direction
it takes, I can always work other segments in later that tie
everything back together.

Another thing that helps me quite often, especially with
business related articles and ebooks is good, old-fashioned
brainstorming. I take out a piece of paper and write down
everything and anything I can think of that relates to the topic
(I even did it for this article).
It doesn’t matter if I think it’s relevant or valuable or not. Don’t think about what you are writing down, just do it.

Then I sit back after a nice cup of coffee and read through the
list a few times, making little notes on the side of the main
points I see tucked away all over the page.

Finally, I just add the remaining keywords under the main
topic that they belong.

Bingo, my outline is complete. Not only do I have my chapters
ready, even my sub points are in place.

The only last thing before I start letting the creative juices flow is that I try to order them into a logical sequence of some
type. Depending on what I am writing, I might make it more
intriguing to draw the reader in deeper, I might align it to be
more sequential and logical, so it has a smooth flow to it.

The choice is really yours. There are tons of options and
many writers have their own ‘thing’ that helps them get past
the hurdles that all of us come across (and I mean all of us).

From here, it’s bound to be a lot easier to write your story,
article or ebook. All the foundation and legwork is already
done, in place and finished.

Well, there you have it and I hope my past experiences can
help you on your path to success.

Here’s to your success,

Xavier

What Do You Know About VoIP?

What is VoIP

VoIP is an acronym for voice over internet protocol, aka voice over ip phone. A VoIP, in essence, is a computer phone that allows you to make phone calls from your computer to anyone in the world, e.g., PC to PC, PC to phones - landlines or cells.

The voice signal converts to data packets and travels across the internet through a VoIP platform, and then converts back to voice at the receiving end of the communication exchange. Leading telecom experts are projecting that 75% of the world’s communications will be done on VoIP within the next several years.

What Kind of Equipment Do I Need?

You will need a computer with internet access and an inexpensive microphone if your computer does not have one built in. Although most VoIP voice over ip phone providers require high speed internet connections, there are a few that can be used on dial-up connections.

How Can I Place a Call or Receive a Call?

Basically, the same way you would a regular phone, except on your PC. When you download a VoIP voice over ip phone line on your computer, a phone usually appears on your screen. The computer phone acts like any other phone in that you can dial numbers on it from a pad, or click on a contact’s pre-programmed name, and press the call button. You will then hear the phone ringing to the party you have called and can talk to them when they accept the call.

When receiving a call, the phone will ring on your computer and you can click to accept the call and talk, or let it ring (based on the number of rings you have set up) and forward the caller to your voicemail.

What Kind of Features Does a VoIP Phone Have?

Typically a VoIP voice over ip phone not only has audio capabilities, but also three-way calling, text messaging, and contacts list. Some VoIPs even have webcam capabilities. In addition, there is usually a button to click that can indicate to others when you are available, unavailable, away, or off line.

Who Can I Call Using a VoIP Phone?

Most reputable VoIP computer phone providers limit PC to PC calls among their own subscribers for privacy purposes so that the quality of sound is not compromised.

Most reputable VoIP voice over ip phone providers have their own patented technology.

Some VoIP solutions providers require limiting PC to phone landlines or cells to their own subscribers, while others do not.

Advantages of VoIP

• With VoIP computer phones, you have unlimited talk time to anyone in the world from PC to PC for a flat monthly rate

• Most VoIP voice over ip phone providers offer drastically reduced costs for calling PC to landlines

• Most VoIP’s offer reduced costs for calling PC to cell phones, however, prices often vary depending on the cell phone carrier.

• Savings of up to 80% off current phone bills.

What are the Costs for VoIPs?

Typically there is an activation fee which varies between $20.00 to hundreds of dollars, although some are hidden.
Monthly fees, after enrollment, varies between $5.00 per month to $99.95 per month.
If you do not have a microphone on your computer, you would have to purchase one. Cost is between $5.00 to $40.00.

Things to Watch Out For with VoIP Services

• Hidden costs

• Unsecure lines - meaning anyone can listen to your conversation because of shared servers or open platforms, thus making you vulnerable to viruses, worms, Trojan horses, and unscrupulous hackers, which ultimately can corrupt your computer and create a costly computer crash.

• Inability to be used with dial-up connections

• Public listing of your name and/or phone number

• Many VoIP services have spyware.

Various Karate Articles: Budo, Duty, Dojo

Budo

Literally translated from Japanese, “Budo” is “The Way of Brave and Enlightened Activity”. Therefore, a “budoka” is not simply one who practices a traditional form of Japanese martial arts, but one who always seeks greater being and awareness for him or herself and others. Budo is heavily rooted in Zen Buddhism, and as such can be considered moving meditation. Budo can be the start of a new personal journey of continual improvement for yourself and all of your loved ones, regardless of your personal faith.

Duty

Duty comes first. This will be different for everyone: moral, civic, religious, or a combination. Personal goals can be good to have, although they may not always be ethical. Consider your duties first, and then your own personal goals, in light of what your ethics and obligations. Honor is found in upholding your duties in the most ethical fashion possible.
_________________________________________________________________

Dojo

Translated from Japanese, “dojo” means “training hall”, or, “The Place of The Way”. Therefore, “dojo” can apply to traditional budo training floors, or to the battleground of life itself. This means your training does not end when you leave the training floor. You must uphold honor at all times, all places, for not everyone else will. Expect the unexpected. These are the things you train to do. Research this continually.

Ample Benefits In Teaming Podcast Radio With Internet Marketing

As the host and Executive Producer of Google’s “number one” ranked PodCast Radio Show, I believe we have made a fairly significant discovery that you can almost immediately put in motion to bolster your Internet Marketing efforts, too.

The Art Of PodCasting

There is no dispute that streaming media has been deployed effectively across the Internet now for a number of years. Enthusiasts and professionals alike have clearly figured out how to write copy (for the spoken word), operate simple audio recording software applications, plug in a microphone and record basic as well as highly produced audio messages, presentations, training and yes, even advertisements.

Podcasting is truly nothing more than what I refer to as a blog “plug-in”. That is, combining a simple syndicatable blog with an audio component. The practice is very much like ordinary audio streaming (media delivery from server to browser), but with the ability to capture, download and install (automatically on the date and time of your choice) to either a local PC or directly into any one of today’s available hand-held audio devices such as iRiver, iPod or Creative Zen.

PodCast Marketing Opportunities

Today’s Internet marketers can now combine the power and almost lightning speed of blog syndication with valuable training and advertising messages (just like you might hear across your FM dial).

The PodCast Limit Is Your Imagination

Imagine uniting the ability to syndicate your blog and PodCast (audio component) globally in a matter of seconds.

You could easily and almost effortlessly deliver the following for added impact to your awaiting audience:

1. Product Information

2. Expert Interviews

3. Tutorials (FAQs)

4. Advertisements

5. Public Service Announcements (PSAs)

6. Fund Raising

7. Religious Programming

8. Self-Help and Personal Development

9. Coaching and Consulting

10. Meetings and Reporting

11. Network Marketing Development

These are just a tiny smattering of how you could merge blogging and PodCasting into your Internet Marketing model.

Building Strong Community

With blogging and PodCasting you are really building a more robust interactive community of listeners (prospects and customers). The blogging component allows for the easy implementation of questions, comments and suggestions from listeners (prospects and existing customers) directly into each and every blog/podcast post you make. Internet “stickiness” is key to nurturing a healthy Internet base. PodCasting is undeniably one perfect solution that can do just that for you.

A Search Engine Love Affair

Mindful search engine optimization practices are paramount and required if you are serious about leveling the Net’s playing field. Blogging and PodCasting will catapult your position faster than just about any other optimization method available anywhere.

Your PodCast (Audio Blog) will be speak very friendly to those web crawlers in that Podcsting puts in proper pecking order what I like to call the “Search Engine Algorithm - Big 3″.

They are:

1. Link Popularity

2. Text Rich

3. Link Rich

Learn All About PodCasting - Boost Awareness

Now’s the time to make your move. Get out there. Learn and discover all you can and start drafting your very own PodCast plans.

Homeschool is a Superb Child Education Solution

A number of parents and youngsters are unhappy about the state of today’s modern schooling institutions. Disciplinary problems, Drugs and gangs are just a sample of the issues that today’s parents and teens are concerned with. If you are thinking about an education alternative, give some consideration to homeschool educating by considering the following information.

Home Schooled adolescents are mainly tutored by one or both parents. The modern school day of eight to three or something in the region can go out the window in some situations. As an alternative, parents may choose to oversee their Childs education every evening after work with the chances of including sections of the weekends. Also, parents can pay for a teacher or make it so that one parent is able to oversee the kids education while the other takes care of earning a wage.

Another point is the curriculum. Home schooling parents must select a program of study that works with, not against, their children’s learning capabilities and styles. You see some kids are visual learners while others need more hands-on assistance by assembling things or taking them to bits. And, the curriculum of your choosing will have to be okayed by the local education board. Check out the different variations that can be located online or that circulate among home schooling groups or appear in your local library. The school superintendent or local press may also be able to help in this area.

It is vitally important to ensure that your children are meeting educational goals and are keeping with their age and grade capabilities. A majority of homeschooled learners actually perform better than their counterparts in conventional schooling, Others can fall behind and may not do well in a one on one setting with the parent. It may well be up to the parents, who may have little or no formal education, to ensure the quality and standard of their kids education.

Last but not least, be sure to supplement at-home education with field trips, community group activities, and perhaps extracurricular participation in sports, music, or art classes. You can get more info about these from the local community institutions, library , or certain county high schools that provide such services. Home-schooled students are among the brightest and best prepared fro college. But take care to make sure that your child receives a quality, top notch education if you decide to choose this option. For further information and advice, contact one of the broad-based home schooling programs or check with the local school board to source other parents in your area who are themselves in the process of homeschool education. If however this turns out to be tough you could easily put an ad in the local press. This way you should be able to find some other homeschooling parents and together the task of homeschool education would hopefully be easier and the end result will be a quality education for your kids.

I WANNA BE A RICH JERK!! SO MUCH MONEY, SO MUCH EXTRA TIME!

Okay, I know you can afford this money-making system. “The Rich Jerk” is an ebook that is precise and to the point. I bought it last week, read it in 2 hours (the whole book), and started making money. Yes, it was that easy. “The Rich Jerk” doesn’t only show you one way to make money, he shows you several. I was amazed! I am computer illiterate, and I can follow the easy instructions. If you like sitting on your butt, then you’ve gotta try this one! Click Here!

I HIGHLY RECOMMEND THIS IT!!!

Who Moved My Cheese? Revisited

If you are like me (before I read this book) - you believe that Self-Help books are for losers. (Losers are people who don’t have it in them; people who just keep moaning about life and how external factors prevented them from making it). This little book made me sit up and acknowledge how wrong I was.

Every one needs help at some stage of his/her life. I don’t mean financial help - I mean good old morale boosting help. And if you don’t have a best friend….if you don’t have a special someone to give you that morale boosting talk, don’t worry,’ Who moved my Cheese’ is here!

Read this little book with an open mind - read it with an open heart. I am not saying that the book WILL change your life. All I am saying is that it CAN change your life IF you give it a chance. And if you are the cynical sort and believe that you don’t need advice, then fine you have wasted a few minutes of your life on a worthless book…no big deal….no harm done.

“Who moved my Cheese?” is written by Dr. Spencer Johnson. Dr. Johnson “earned a B.A. degree in Psychology from the University of Southern California, an M.D. degree from the Royal College of Surgeons, and medical clerkships at The Mayo Clinic and Harvard Medical School”. So to answer the pompous question normally put by a cynic “Is the guy qualified to write a self help book that will help ME (who says I need help anyway)?” - a short answer “Yes he is”. If you have any doubts about Dr. Johnson or the book itself - check out the book’s site.

Moving on to the book itself - it’s about mice. Wait a minute, you say, did u say mice? Yes…mice. But the mice aren’t really mice….they represent people - not specific people but types of people. Four little mice named very appropriately Sniff, Scurry, Hem and Haw, between themselves represent the human race and their quest for “success”. The cynic reading this will no doubt argue that you can’t possibly club all humans in just four groups. Relax, pal. Like I said…keep an open mind. Give the book a chance…ok? Coming back to our friendly neighbourhood mice, they spend their lives looking for cheese. Again, cheese is a representation of “success” - the reader should substitute “cheese” with his/her goal(s) in life. After all everyone has a different view of what constitutes “success”. Right, so our mice are looking for “cheese” which they think (the cynical mice know) will keep them happy. They live in a maze which represents the world WE humans live in. Each of the mice has a different method of finding his cheese and each finds his own “stash” of special cheese - their type of cheese. They settle into a rhythm - each morning they wake up and go to their cheese. And that’s how life is, isn’t it? We eventually either find nearly everything we look for in life or if we don’t, we compromise and we settle down happily (or unhappily). Basically, we take things for granted, don’t we? One fine day, our mice set off for their cheese only to find that the cheese isn’t there any more. You guessed it….someone’s MOVED the cheese! The mice don’t know who moved it or where its gone - it could be anywhere in the maze. How each of the mice reacts to this “unforeseen” situation, is what this book is about.

The beauty of this book is its simplicity. The use of mice makes the book childlike and that’s what the author wants. Become a child when you read this book because only as a child will you have an open mind. The book attempts to pose (and answer) various questions. Which of the mice are YOU similar to? Are you simple minded and uncomplicated like Sniff and Scurry? Or are you complex and complicated like Hem and Haw? How do YOU manage change? Are YOU ready for change? What would YOU do if YOUR cheese was moved? And the most important question is…..Are you ready for the day your cheese is moved? Because my friend, YOUR cheese WILL move. Will you panic and give up like Haw? Or will you analyze the situation and take control like Hem? Or will you just move onto new cheese like Sniff and Scurry?

Read the book to answer these questions…. maybe it will change your life as it did mine. After all (and here I change Benjamin Franklin’s quote a bit)…in this world, nothing is certain but death, taxes and change.

Mr. Cynic, you aren’t going to argue about this as well, are you? Are you saying that nothing in your life will EVER change? In which case, I wish you the best of luck, my dear chap!

As for the rest of you, after you’ve read the book and analysed it, do ask yourself this question whenever faced with a tough “real life” situation…”What would you do if you weren’t afraid”?

I am a Merchant Navy officer living in Mumbai. When I am not sailing the high seas, I enjoy surfing the net, playing computer games, swimming, listening to music and reading books

Short Guide to the Games of Chance Betting Devotees like to Contest: Casino Gambling

Supposing you haven’t yet had an opportunity to learn about gaming room risks and opportunities, feel free to read on.

In the name of clarity, a betting saloon is a house that features card-playing. Clients may take a risk handling the coin-operated machines or trying out alternative wagers. Betting saloon games for the most part include numerically derived chances constituting them which guarantee the betting house keeps hold of its advantage against the gaming devotees.

Numerous casino games can sway you into getting habituated swiftly. E.g. there’s the archetypal 1-armed bandit, a coin eating machine with 3, sometimes more cogs that spin when a handle on its flank is started. This contraption as a rule rewards in correlation to a run of pictures discernible on the screen of the appliance. Regretfully, betting saloon pastimes will convey a hallucination of staying in control, effectively tricking the gambling enthusiast — the participant is given some options, but in reality these won’t ever level the client’s long term negative odds. This is induced by the betting establishment not refunding the entire wager as expected. This methodology will persistently be found in well-known casino games like Texas hold’em, dice, roulette or blackjack.

Seven-card stud is undeniably an immensely trendy casino pastime. The bettors, holding either fully or partially guarded hands, make bets in a central pot which is finally given to the last gamer enjoying the best combination of cards. (Obviously, the bluffing hand may well prevail too…)

casino downloads

Similar to stud poker, blackjack is likewise an immensely popular casino game. A great deal of its popularity is by virtue of its particular mix of luck and skill & choice making, and a routine termed “counting”. It is a particularly complex technique in which gamesters will dramatically force the odds of the card game to their own gain by both wagering & strategic opetations based on the cards dealt.

Craps is a acclaimed casino pastime making use of the throw of dice. Players must make wagers on the score of 1 cycle, or on a sequence of rolls of 2 dice. Contrary to blackjack, there’s no feasible bona fide winning system you can play on to improve the odds.

Roulette is another well-known game. Here a croupier twists a roulette wheel that incorporates a set of thirty-seven (as in classical roulette) or, respectively thirty eight (American roulette) separately numbered divisions in which a rolling pellet will then come to land, deciding the final winning number as well as its respective odds. When the participant has bet on a specific number and makes it, in other words they’ve got a lucky hand, the set profit will be thirty five to one, the original pledge itself being paid back. So in totality the wager itself is multiplied by a factor of thirty six.
